Power Washing Lakes
Holiday Hills Lakes Owners,
Power washing for the Lakes Buildings will begin on April 13, 2026 and finish on April 14, 2026 starting with Lakes A Building at 8:00 am.
The power washing will include:
The front of the buildings along with the walkways. Lakes Buildings I, J, K will include the whole building. During the power washing, small sections in front of the buildings or in the parking lots may be blocked off to reach the top part of the buildings. Please do not enter or move the cones or tape from these areas for safety reasons. Power washing may cause an inconvenience for a short time for owners, tenants or guest staying at the Lakes during this time. Please remove all your personal items and furniture from your FRONT ENTRYWAY. Once the power washing is completed you may put your personal items back. The Association and the contractor are not responsible for any personal items damaged or left outside during the power washing.

Pool Information for COA owners

Listed below is information pertaining to the Holiday Hills COA for the upcoming Spring and Summer 2026 Season.
OUTDOOR POOLS
The Resort pools will be open by Memorial Day Weekend see schedule below! This will include all outdoor pools located throughout the Resort. The pool hours are 10 am-10 pm. Pool hours may vary at the Grill on the Greens Outdoor Pool due to staffing and cleaning. You must have a Pool Access Card to enter the outdoor pool by the Grill on the Greens, (Club House) all other outdoor pools will not need a pool access card. All pool rules and regulations are enforced by both the COA office and Holiday Inn Club Vacation.
Pool cards can be dropped off at the COA office starting on April 1, 2026 for reactivation. Allow 2 to 3 days for the process since COA pool cards are reactivated through Holiday Inn Club Vacation not through the COA office. Cost for replacement or purchasing new pool cards will be $25. The COA will not order a new pool card until payment is received. Cash or check only, as the COA does not accept payment with debt or credit cards. If a pool card is being picked up by someone else besides the owner, the owner will need to e-mail the COA that individuals name and the condo unit before the COA will sign out the card. Outdoor Pool Schedule: COA pool located across from Lakes G Building will open May 21th, HICV pool, Grill on the Greens week of Memorial Day Weekend, HICV sport pools located at the pinnacles, pavilion and Crown Street will depend on weather but approximately mid-April. (Subject to Change) The indoor pool is still not available to COA owners, guest or tenants. Owners that are over 30 days late on COA dues will have pool card suspend until dues are paid.
A reminder to have Pool Cards reactivated, purchased and picked up by May 15, 2026. After the May 19th date, no guarantee the Pool Cards will be ready for the Memorial Day Weekend. The COA Office will be closed May 23th – May 25th.
COA Winter Weather Warning
COA Owners,
With the potential of winter weather and cold temperatures moving into the Branson area over the days of January 22 - 25 the COA would like to remind all owners and tenants to take precautions to help prevent frozen pipes. Please ready the information below.
WINTERIZE YOUR UNIT: If your unit is vacant for more than 48 hours during the winter season, you must shut off the main water valve and the electricity to the unit hot water heater. Water shut off is located inside the unit. - Keep thermostat set at 55 degrees to maintain sufficient heat in the interior of the unit to keep the pipes and fire sprinkler system from freezing. - Turn off your water & hot water heater breaker when unit is vacant. - Open the cabinet doors under all sinks to allow heat to the pipes. - Open washer/dryer room doors to allow heat to the pipes.
SNOW REMOVAL: For your convenience we have placed small pails of sand with an applicator at each walkway for your use in case of frost, ice or snow. The maintenance contractor will be removing the snow on walkways and parking lots as needed. DO NOT USE SALT ON WALKWAYS, STAIRCASES OR PARKING LOT.

Holiday Hills COA office will be closed November 11, 2025 for Veterans Day.
Pinnacles Mail Delivery
Pinnacle Owners,
The Condo Association was notified by the Post Office that the mailboxes at Pinnacles K Building at 835 Fairview would need to be relocated due to the route and the request of the mail carrier due to safety concerns. The COA has meet with the postmaster, through several discussions and meetings, both parties have agreed to relocate all the mailboxes at the Pinnacles, which will include Pinnacle Mailboxes for Buildings H, I & K to the mail house located at 575 Valley View Drive in front of Bluffs H building.
Each unit at the Pinnacles will have an assigned box number along with a set of keys to access their mailbox. All mail will be delivered at that location staring the week of November 18th. Packages will still be delivered to the unit itself. Each owner will be charged $15 for the lock and keys which will be installed by the COA. This will reduce the cost by over $35 for each owner if the Post Office would install the locks.
COA does realize this may cause inconvenience to owners, unfortunately somethings are out of the control of the COA. For questions, contact the COA.
Rockford Drive Gates
Lakes Owners,
The Rockford Drive Black Gates will be back up and operational has early as November 8th. Signage and caution items have been installed at the gate location. The COA and HICV ask that caution is used when entering and exiting the gates. Gate Code for November call office. Any questions contact the COA.
Lakes G Building Walkway Repairs
Owners of Lakes G Building,
Starting the week of September 15th, the contractor will begin walkway repairs to replace concrete on the east walkway. The area will be from the bridge to the staircasing. This will affect units 1,2, 5,6,9 &10. To enter or exit the building you will need to go to the lower level and use the grass. There will be construction noise during this time that will cause an inconvenience. The COA expects the work to take between 5 to 10 days once the construction starts and the length of time will depend on weather and contractor availability. Holiday Hills COA end of Summer Update

Listed below are end of summer updates pertaining to the COA. For any questions, contact the COA office.
- Listed is the schedule for the pools closing for the end of summer 2025. The COA pool located on Rockford Drive will be closing Tuesday September 9th, The Gill on the Greens pool will be closing on Tuesday September 2nd, the sport pools located on Crown Street, at the Presidential’ s and the campground will be closing on September 30th, which is subject to change depending on weather.
- Catch and Release ponds behind the Lakes Buildings on Rockford Dr has changed to NO Fishing, this is due to Liability Concerns by HICV which own the ponds.
- The Black Gates located on Rockford Dr that was damaged by a delivery truck is currently in the process of being repaired and replaced and is to expected to be back up by November 1st.
- The COA has switched to a new Fire Protection Company. Inspections on the fire systems at the Lakes, Bluffs, Oaks and Pinnacles have been completed in August by the Fire Protection Company for 2025 which is required by the Taney County Fire Marshall each year. Deficiencies that were found are currently being addressed by the COA which are required by code. All systems work at each building. The COA is required to have two inspections done each year for the COA, one by the Taney County Fire Marshal and the second by Liberty Water.
- This is a reminder that unless you are playing golf, there is no walking, running or playing on the golf course by owners, tenants or guest. This has been put into place for safety reasons, you will be asked to remove yourself from the golf course by HICV Security or golf course personnel, if you choose not to leave then the Taney County Sherriff will be called and have you removed for trespassing.
- The road which is referred to as the “Lakes” Bridge going across the pound is being addressed by Holiday In Club Vacation for repairs. HICV has had engineers out evaluating the crossing. A timeline for the repairs has not been given.
- The COA anticipates an 15-25% Insurance increase for 2026. The COA 2026 proposed budget will be mailed to all owners by October 15th. COA Budget Meeting scheduled for November 15th.
- NO open flamed grills, NO electric grills, NO pellet grills allowed on patios. This is strictly enforced by the Taney Co. Fire Marshall and COA Insurance company. Owner will be fined if in violation.
