Owners that are receiving this e-mail or letter as of September 28, 2026, it’s because your back patio railing has NOT been repainted. To avoid the fine, please have your railing painted by October 19, 2026. The date has been extended due to extreme hot temperatures in September. The fine will consist of the COA hiring a contractor to complete the work. The cost will range from $300-$400 per patio that will be owed by the owner, along with an additional administration fee of $150. 

 

If you receive this e-mail and your back patio has been repainted, has of May 21, 2026 contact the COA office so your condo can be removed from the list. 

 

This is a reminder pertaining to information that has been previously sent out in regard to painting the back patio railings on the condos. Staring on Thursday May 21, 2026 owners can pick up paint for the back patio railings at the COA office. Owners that do not want to sand prime and paint their patio railing may use a painter of their own or contact Osterday Painting at 417-337-2155. Liberty Utilities will be on property tomorrow Saturday September 5, 2026 to repair a water leak on a water line next to the parking lot and road in front of Lakes A & B Buildings in the area of the fire hydrant. Owners may or may not experience a water interruption at their condos while the repairs take place. The repair time and possible interruption will be determined by the size of the water leak and water line that is affected. Holiday Hills COA Owners,

 

Here is the latest information the COA has pertaining to the outdoor pools around the resort at Holiday Hills. The COA pool located on Rockford Drive in front of Lakes G Building will be closing Monday September 14th. The HICV sport pools located on Crown Street; Fairview Drive and the Old Camp Ground will be closing approximately the first of October depending on weather. The pool located next to the club house or Grill On The Greens will be closing after the Labor Day Weekend on September 7th. Grill On The Greens current hours of operation is 8am to 5pm, starting on September 10th hours of operation will be 9am to 5pm. Please see attachments pertaining to resort activities during the Labor Day Weekend.

 

Owners need to provide the COA with a door code or key to be able to access condo units for emergency purposes. The COA has had an increase in units that are not accessible, because of out-of-date codes or keys. Majority of COA emergencies pertain to water leaks, overflow or water related issues. Before entering a unit, the COA will attempt to make contact with the owner or management company notifying them of entry. Any cost to the COA as a result of entry into a unit will be billed to the owner.

Lakes Owners,

 

Painting of the Lakes Buildings Railings will start June 22, 2026, starting with Lakes A Building. This will include sanding, scraping, priming and painting of the front and side railings of the buildings. This will not include the stairwells at this time. No exact time lime line for the work to be completed will be giving due to contractor’s schedules and weather. The COA intent is to have the painting completed by September 1, 2026. There may be some inconveniences and will be construction noise from the sanders and tools the painters will use on the railings, but should be minimal to owners and guest. Pinnacle Owners,

 

Please ready below, the COA received this e-mail today from HICV. This may affect the Pinnacle Units, for questions or concerns contact Liberty Water (855-426-4376).

 

Liberty Water will be shutting down the water to Beacon Hill and possibly Blue Ridge on Thursday 5/7/26 starting at 10:00am and lasting an estimated three to four hours. Affected buildings will be the Ambassadors, Chairman, Residentials and possibly the Lodges in Blue Ridge.

 

This is to affect the repair of the leak at the TS Condos and install shutoffs so that this is not required in the future. Last week, they attempted to freeze the line to avoid an outage but were unsuccessful.

 

If we could please communicate this to guests as well as the COA. We will provide updates as more are available. No boil water notice will be needed for this repair.

Holiday Hills Lakes Owners,

 

Power washing for the Lakes Buildings will begin on April 13, 2026 and finish on April 14, 2026 starting with Lakes A Building at 8:00 am. 

 

The power washing will include:  

 

The front of the buildings along with the walkways.
Lakes Buildings I, J, K will include the whole building.
During the power washing, small sections in front of the buildings or in the parking lots may be blocked off to reach the top part of the buildings. Please do not enter or move the cones or tape from these areas for safety reasons. 
Power washing may cause an inconvenience for a short time for owners, tenants or guest staying at the Lakes during this time. 
Please remove all your personal items and furniture from your FRONT ENTRYWAY. Once the power washing is completed you may put your personal items back. 
The Association and the contractor are not responsible for any personal items damaged or left outside during the power washing.
