Budget Letter 2025

Dear Holiday Hills Condo Association Owners,
Enclosed is the 2025 proposed Master Budget for Holiday Hills Condo Association.
 
The meeting to ratify the budget will be held at 9 a.m. Saturday, November 16th, 2024 at the COA Office located next to Lakes O building at 196 W Rockford Drive in Branson, Missouri. In an effort to conduct a productive meeting, your Board of Directors request that all questions and concerns that need to be addressed be submitted in writing prior to the meeting
 
The Master Board has not approved a dues increase since 2021. The Master Board is recommending an increase for 2025. This is primally due to the 31% increase in insurance cost for the COA for 2025. 
In addition, the Association must consider future expenses and rate increases from service providers, along with aging infrastructure which requires additional investment for repairs to the COA buildings to meet and maintain a quality standard of living here at Holiday Hills.
The monthly dues are based upon your square footage of your condo. The new dues will be as follows;
Oaks: currently $90.00 – increased to $108
Bluffs: currently $127.00 – increased to $ 153
Pinnacles: currently $149 – increased to $179 for the 2/2. and currently $180 – increased to $216 for the 3/3
Lakes: currently $182 – increased to $218, currently $183 increased to $220, currently $185 increased to $223, currently $198 increased to $237 and currently $206 increased to $247.
After careful consideration, and review, the Master Board approved the 2025 budget on October 14, 2024 to be mailed out to all owners.  
 
The by-laws require 51% of owners must reject the purposed 2025 budget in order for the budget to not be approved.  If the budget is not passed for the upcoming year, the existing budget would continue, and the association would not be able to pay for building insurance, and other expenses for 2025.

Oaks Construction

Oaks Owners,
 
Construction to repair the walkway area between units 202 and 203 along with 302 and 303 will begin September 27th. The contractors are ahead of schedule which is the reason for the last-minute posting. This may cause some inconvenience due to noise and construction work. This may also cause owners and guest to be re-routed to exit and enter the building from opposite ends of the building. Please beware of construction equipment, material and watch your step. Any questions contact the COA office.
 
Lakes K Construction

Lakes K Owners,
 
Construction to repair the entryway next to the bridge on Lakes K Building in the area in front of units 5 & 6 will begin next week September 23rd or possible the week after September 30th . This may cause some inconvenience due to noise and construction work. This may also cause owners and guest to be re-routed to exit and enter the building from the grass area on the lower level. Please beware of construction equipment, material and watch your step. Any questions contact the COA office.
Rockford Drive Gates

Lakes Owners,
 
Currently the gate on the entrance side on Rockford Drive is closed due to the control panel on the key pad not working. The exit gate was damage due to a large truck hooking the gate and pulling it off when exiting the resort. The gate company has been contacted and is currently working on repairing both gates. The COA ask that you use caution when exiting and entering the resort from that location. If your unit is on the nightly rental program, please info your guest to use caution.
No Open Flame Grills at Holiday Hills COA

With the Labor Day Weekend a few days out, a reminder the use of open flame cooking devices such as charcoal and gas grills are prohibited at Holiday Hills COA because of the following ordinance by the Western Taney County Fire Protection District.
 
Section 308 Open Flames
308.3.1 Open-flame-cooking devices. Charcoal burners and other open-flame cooking devices shall not be operated on combustible balconies or within 10 feet (3048mm) of combustible construction.

Outdoor Pool Schedules for September and October 2024

Owners,
 
Here are the schedules for the outdoor pools around the resort for September and October.
  • Grill on the Greens Outdoor Pool will close September 4th, this pool uses the pool cards.
  • COA pool located across from Lakes G Building will close September 9th.
  • Crown Street Pool, Presidential Pool/Pinnacles Pool and the Camp Ground Pool will remain open through October 1st  according to HICV. Hours will remain 10:00am to 10:00pm at this time. Subject to weather conditions.
2024 Annual Meeting & Special Assessment

2024 ANNUAL MEETING
The Annual Condo Owners’ Meeting was held at 9 am on Saturday, May 4, 2024, at the Holiday Hills COA Office. Condo Owners. 
 
Master Board members present at the meeting was Thom Renfro, Art Gumtau, and Galen Pearcy. LaJean Wilson and Sam Groves was absent. Five condo owners were present at the meeting. 
 
Thom Renfro welcomed all owners to the annual meeting and introduced the Master Board, along with Denice and Charles Bart of Bart & Brown Property Management.  He stated that the business of this meeting was to elect officers and update condo owners on affairs of the association and address any concerns.  
 
Denice Bart stated the names of the current individual board members and the members running for the board positions. Ballots were tallied and the board members were elected for a three-year term.  
 
Thom Renfro, President stated the association has no delinquent owners. Thom also stated that the association currently has $15,000 in reserves and $1,500 in the checking account for a total of $16,500. The association owns one Pinnacle condo that produced net income of $10,128 for 2023.  
 
Denice stated the association has spent over $65K from the reserve funds to cover cost for the Fire System repairs that was required by the Taney County Fire Marshal.  The association anticipates another $25K to cover the remaining repairs for the Fire Protection System to stay in compliance with the Fire Marshal. 
 
Due to the amount of expense from the Fire Systems, the COA has had to use reserve funds to cover the cost. To replenish those funds and stay in compliance with the State of Missouri, the COA will implement a special assessment in amount of $150.00 for all COA owners for 2024. The amount will need to be paid by August 1, 2024. If the amount is not paid by the due date, a late fee of $25.00 for each month after that until paid. Special Assessment of $150.00 must be paid by dropping off or mail in a check or money order.  Payment of ACH cannot be made for the assessment.  
 
The Master Board has not raised the dues since 2021. The Master Board is considering a dues increase for 2025. This is primally due to the cost of inflation, building maintenance and insurance increase for the upcoming year of 2025. The Association must consider future expenses and rate increases from service providers. The Holiday Hills Condo Association infrastructure is also aging which requires additional investment for repairs and replacement cost to maintain and meet a quality standard of living at Holiday Hills.
The Holiday Hills Condo Association Board works hard on maintaining a high standard of appearance, maintenance, repair and services to the association.

Loss Assessment Coverage

Dear Condo Owner,
 
It is important that Condo Owners are well informed of the Condo Owners Association (COA) master insurance policy and understand their responsibilities should a loss occur from weather related windstorm and hail damages.  It is the responsibility of the condo owner to obtain appropriate individual unit coverages.  Each Condo Owner is required to have a minimum of $20,000 per-occurrence of “Loss Assessment Coverage”.  The COA has been informed the cost to add this coverage to your personal condo policy is minimal.
 
Each Condo Owner will be required to email/mail/fax the COA a Certificate of Insurance of your policy by March 1st, 2024 that reflects the “Loss Assessment Coverage”.
 
Should you have any question regarding individual/Condo Owner insurance coverage please contact your personal insurance agent.
 
Also, if you need a renewed insurance certificate for your mortgage company contact Ollis/Akers/Arney Insurance at 417-334-5115.
